Cardinal PlaceThis past Tuesday the club was visited by Ann Thibodaux and Natalie Barbera of St. Joseph Manor to talk about Cardinal Place, a new residential community being developed adjacent to “The Manor” in Thibodaux.

 

Ann is the administrator of St. Joseph Manor; Thibodaux’s only assisted living community, since 1995.  She has 37 years of experience in the senior living industry.  Her prior work included her serving as Director of Nursing and Administration of a local nursing facility for nineteen years.  She has been a lifelong resident of the Thibodaux area.

 

Natalie has been the Marketing and Social Director for St. Joseph Manor since 2011 and she has over ten years of experience in the healthcare industry working in medical records at Ochsner, Thibodaux Regional and a local nursing home.

 

Cardinal Place will be unique to our area and afford residents 55 years and older maintenance-free living.  The development will consist of several three-story apartment buildings containing one and two bedroom living units of varying configurations and sizes. 

 

Amenities will include a community center, housing the fitness center and juice bar, covered parking, and elevators to each level.  Additionally, each unit will have outdoor living space including balconies for upper floor units and patios for ground floor units.  Units will have premium features including will have nine foot ceiling heights, crown moulding, hardwood floors, “hard-surface” counters, walk-in closets and more.

 

 

 

Cardinal Place will be constructed in multiple phases.  Included in the first phase will be twenty-four living units, and the community center.  The building will be located closest to St. Joseph Manor, and construction will begin upon meeting the Board of Director’s goal of securing fifteen reservation commitments by future residents. 

 

Reservation commitments are $1,000 and are non-refundable.  Upon receiving deposits residency agreements will be prepared and entered into with an additional deposit of $4,000 ($5,000 with the reservation commitment) made at the time of the agreement. 

 

At the Board’s discretion, construction will begin.  Cardinal place has secured five deposits to date.  The development will be constructed in a “design-build” framework, with B.E.T. Construction as the Contractor.  The Architectural firm is located on the north shore of Lake Pontchartrain. 

 

Pre-construction commitments will have the opportunity to make minor changes in the design of their units.

 

Cardinal place will have a very unique pricing structure.  All living units will be owned by Cardinal Place with residents paying a one-time, 85% refundable lifetime usage fee. 

 

Additionally, residents will be responsible for a monthly use fee of $200 for exterior and common area maintenance and repairs, property insurance and taxes, garbage and pest control.  Residents will be responsible for all other expenses, including renters insurance, security system fees, phone and internet and cable TV. 

 

Cardinal Place will pay property insurance and taxes.  Additionally, Residents will be responsible for interior maintenance of the living units.  Cardinal Place will provide a maintenance concierge service coordinate contractors for them.  Ann provided some example rates for the different units as follows:

 

  • One Bedroom, One Bath, 785 sq. ft.:  Membership Fee $152,479 + $200/Mo. Maintenance Fee
  • Two Bedroom, Two Bath, 1121 sq. ft.:  Membership Fee $214,537 + $200/Mo. Maintenance Fee
  • Two Bedroom, Two Bath, 1430 sq. ft.:  Membership Fee $272217 + $200/Mo. Maintenance Fee

 

The one time membership fees will be paid at various stages of construction in proportion to the progress with final payment made upon completion.
